Phase I and II Environmental Site Assessments

Phase I Environmental Site Assessments (ESAs) are often required during the purchase of a property or to secure financing to make improvements to a property. Phase I ESAs are used to meet the requirements of the Environmental Protection Agency’s (EPA) All Appropriate Inquiry rule, and to obtain protection as an Innocent Landowner (a designation limiting a property owner or prospective purchaser’s liability for contamination).

BEC Environmental Inc. (BEC) prepares Phase I Environmental Site Assessments (ESA) to identify potential contaminants, the likelihood of contamination, and to determine the necessity of further action. BEC conducts site visits and performs regulatory and historical records review including environmental databases, historical city directories, historical topographic maps, and historical aerial photos. BEC prepares and submits a final report of findings to clients. All work is performed in accordance with ASTM standard E 1527-05 for Phase I Environmental Site Assessments.
